These Terms of Service apply to guardianhomeequity.com and to calls, emails, and text messages from Guardian Home Equity Group ("Guardian," "we," "us"). By using this site or agreeing to receive messages from us, you agree to these terms.
Our services
Guardian Home Equity Group helps former homeowners and heirs find and recover surplus funds (excess proceeds) left over after a foreclosure or tax sale. We are a private company. We are not a government agency and not a law firm. You can claim surplus funds yourself, at no cost, directly with the court, county, or trustee holding them.
SMS / text messaging program
Program name: Guardian Home Equity
Program description: Guardian Home Equity Group sends text messages about your surplus funds inquiry or case, including replies to your questions, case status updates, document requests, appointment reminders, and customer care. We do not send marketing texts to people who have not agreed to receive them.
How you opt in: You opt in by checking the consent box and submitting the form on guardianhomeequity.com, by texting us first at our toll-free numbers 1-844-7GUARD8 (844-748-2738) or (877) 482-7303, or by giving us verbal or written permission to text you. Consent to receive texts is not a condition of any purchase or service.
Message frequency: Message frequency varies based on your case, typically up to 4 messages per week.
Msg & data rates may apply. Your mobile carrier's standard message and data rates may apply.
Opt out: Reply STOP to any message to stop receiving texts. You'll receive one confirmation message and no further texts unless you opt in again.

Carrier disclaimer: Mobile carriers are not liable for delayed or undelivered messages.

Whether surplus funds exist, how much is available, and how long payment takes depend on the court, county, or trustee and on other claims. We do not guarantee any result. Any fee is set out in a written agreement you sign before we do any work.
